What's different when you rent at Zelzah Garden, for tenants and for owners who rent out their unit. The full rules are on the Living here page and apply to everyone who lives here.
If you rent here
- You follow the same rules as owners. Your landlord must give you a current copy of the Rules and Regulations.
- No pets in rented units. The only exception is a properly documented assistance animal, as required by fair housing law.
- Repairs inside your unit go to your landlord or the unit's owner. Problems in the hallways, garage, courtyards or other common areas go to Higher Ground Property Management, Inc. at (888) 810-9533 or service@highergroundmgmt.com.
- After-hours building emergencies, such as a leak or no hot water: (818) 282-8073. Fire, medical emergency or crime in progress: 911.
- Moving in or out: your landlord notifies management at least 48 hours ahead and pays the move fee. You're added to the front door entry system once the move is processed. Never prop open an exterior door, and protect the elevator and hallways.
- Park only in your unit's assigned space. Guests may use visitor parking with a permit tag from management.
- Courtyard reservations are made by owners, so ask your landlord. Dues and the owner portal are handled by the owner.
- Violation notices and any fines are sent to the unit's owner.
If you rent out your unit
- Leases must be in writing and for 30 days or longer. Short-term and hotel-style rentals are not allowed.
- The CC&Rs require Board approval of leases. Submit the proposed lease to the Board through management before the tenant moves in.
- Tell your tenants that pets are not allowed, except a properly documented assistance animal, and give them a current copy of the Rules and Regulations.
- Notify management at least 48 hours before a tenant moves in or out. The move fee is billed to you.
- You are responsible for your tenants and their guests. Violation notices, fines and charges for damage they cause are sent to you.
- If assessments go unpaid, the CC&Rs allow the Association to collect the rent directly from the tenant until the account is current.
- Repairs inside the unit are the owner's responsibility. Make sure your tenants know how to reach you.
