A plain-language summary of the Association's Rules and Regulations. They apply to owners, tenants and guests alike, and owners are responsible for making sure their tenants know them.
Trash, recycling and the chutes
- Bag and tie all trash before it goes down a chute or into a dumpster.
- Never put loose food, diapers, used mop or floor pads, or boxes down the chutes. Unbagged waste attracts pests.
- Don't use the chutes on Mondays or Thursdays. Those are collection days and the bin may be outside, so trash lands on the garbage room floor. Wait until Tuesday or Friday.
- Break boxes down and carry them to the dumpsters yourself.
- Recycling bins are for recyclables only.
- Large items (furniture, appliances, building materials) are the owner's responsibility to haul away, privately or through the City of Los Angeles bulky item pickup. Nothing may be left in the garages, hallways or on the sidewalk.
- Cleanup costs caused by improper disposal are charged to the responsible owner.
Quiet hours and remodeling
- Quiet hours are 11:00 p.m. to 8:00 a.m., every day.
- Noisy construction is allowed Monday to Friday 8:00 a.m. to 5:00 p.m., and weekends and holidays 10:00 a.m. to 7:00 p.m. (emergencies excepted).
- Tell your neighbors at least 24 hours ahead, and management at least one week ahead, before starting work.
- New hard flooring needs sound-absorbing underlayment and Board approval before installation.
- Structural and exterior changes, and any change to the common areas, need written Board approval before work starts. Ask management how to apply.
- If a plumber needs to shut off building water, notify management 24 hours ahead and post notices for affected residents.
Parking and garages
- Park only in your assigned space. Vehicles in someone else's space may be towed.
- No parking or standing in the driveways.
- 5 mph maximum in the garage and driveways.
- No car washing, vehicle repairs or storage of anything other than a vehicle in parking spaces.
- Visitor parking is for non-residents, up to three nights a week, with a permit tag from management.
Pets
- Up to two pets per unit, 50 pounds combined. Documented service animals are an exception.
- Pets must be leashed (3 feet or shorter) or carried in all common areas.
- Pick up after your pet. Pets may not relieve themselves in any common area.
- Don't leave pets alone on a patio or balcony, and keep barking from becoming a nuisance.
Pool and courtyards
- Up to five guests per unit at a time in the courtyards.
- Owners can reserve the recreation areas for a private gathering through management, first come, first served. Clean up right after.
- No smoking in interior common areas or the inner courtyards.
- No bicycles, skateboards or roller blades in common areas.
Safety and the building
- Never prop open an exterior door, including during moves.
- Don't let strangers in. Report anyone suspicious to the police.
- Report broken gates, doors or lights to management.
- No gasoline, propane or other hazardous materials in units, storage areas or the garage.
Patios, balconies and windows
- Keep patios and balconies neat. Patio furniture and plants only, with a drip pan under pots.
- Nothing draped over railings, and no planters touching the building or railings.
- No signs in windows, and no foil, sheets or paint on windows.
