Reserves grew from $35,143 in November 2023 to $103,798 on October 3, 2026, with a contribution set aside every month for future major repairs.

No special assessment is approved. Funding for larger projects will be decided once contractor bids are in, at an open Board meeting.

What the dues pay for

  • Building insurance, liability, directors and officers, and crime coverage
  • Water, sewer, gas (including central hot water), common-area electricity and trash collection
  • Elevator service, plumbing, fire safety, gates, intercom and locks
  • Janitorial, landscaping, tree trimming, pest control and pool service
  • Professional management, accounting and the annual review
  • A monthly contribution to the reserve fund for future major repairs

Know before you buy: the rules

Everyone who lives here, owners and tenants alike, follows the same rules. These are the ones buyers ask about most. The full rules are on the Living here page and in the governing documents.

Renting your unit

  • Owners may rent their unit for 30 days or longer. Short-term and hotel-style rentals are not allowed.
  • Leases must be in writing, the owner must notify the Board through management, and tenants must follow the governing documents.
  • Owners are responsible for their tenants and guests.

Pets

  • Up to two pets per unit, 50 pounds combined. Small caged or aquarium animals are also allowed.
  • Dogs must be leashed in common areas, and owners must clean up after them.
  • A pet the Board finds to be a nuisance, for example from persistent barking, may have to be removed.
  • Assistance animals are accommodated as required by law.

Parking

  • Each unit has assigned parking. Vehicles in someone else's space may be towed.
  • Visitor parking is for non-residents, up to three nights a week, with a permit tag from management.
  • Parking spaces are for vehicles only, not storage.

Noise and remodeling

  • Quiet hours are 11:00 p.m. to 8:00 a.m.
  • New hard flooring needs sound-absorbing underlayment and Board approval before installation.
  • Structural, exterior and common-area changes need written Board approval.
  • Construction hours: weekdays 8:00 a.m. to 5:00 p.m., weekends and holidays 10:00 a.m. to 7:00 p.m.

Trash and the chutes

  • Bag and tie all trash. Break boxes down and carry them to the dumpsters.
  • Don't use the chutes on Mondays or Thursdays (collection days).
  • Owners arrange removal of furniture, appliances and other bulky items.

Moving in or out

  • Give management at least 48 hours' notice. A move fee applies; ask management for the current amount.
  • Keep exterior doors closed and protect the elevator and hallways.

How rules are enforced

  • A written warning comes first, and owners can ask for a hearing with the Board before any fine.
  • The fine schedule in the 2023 annual policy statement is $100, $200 and $400 for repeat violations, up to $1,000 per offense.
  • Owners are charged for damage they, their tenants or their guests cause.

Building maintenance and capital projects

Estimates are preliminary unless marked approved. Nothing here commits the association to a cost, a contractor or a funding method until the Board approves it at an open meeting.

Insurance

The association insures the building and common areas. It does not cover your unit's interior improvements or your belongings, so owners need their own condominium (HO-6) policy. Coverage for the policy period May 15, 2026 to May 15, 2027:

Shared ownership, shared responsibility

Buying a condominium means owning your home and sharing ownership of everything else: the roof, the elevator, the garage, the pool and the systems that serve every unit. Dues pay for running and insuring the building today and for reserves to repair it later.

Every owner agrees to follow the governing documents and is responsible for their tenants, guests and contractors. When disagreements come up, talking with neighbors and management first is usually fastest. Owners also have formal rights, including Board hearings and the dispute resolution steps California law provides.
